    This 293 acre property is located in Western Montgomery County, Kansas. A mixture of hardwoods and cedars line the land from corner to corner making it an excellent area for whitetail deer. Rural water and electricity are along the North and South Boundaries of the parcel making multiple build sites. There is a trail system throughout the farm suitable for riding horses or UTV’s. It is a mixed use recreational, timberland, development tract that offers a variety of opportunities to an outdoorsman or woman.

    The farm is accessed from the North by exiting Highway 160 on County Road 4600 and driving 1.5 miles West. The first mile of that is paved and the last half mile is a secluded drive up a dead end road. There are two houses on this road and all the necessities of building a home are accessible from this location. Two separate entry points make up this end of the farm. On the Northeast corner of the property there is a trail leading South through a mixture of hardwoods and cedars. County Road 4600 dead ends at the Northwest access point of this tract of land. This is atop of the hill and one of the highest elevation points in area, but not the highest on the farm! The Southern property line has a half of a mile of road frontage along County Road 4400. This portion of the farm is bottom land and made up of a different variety of trees. Rural water and electricity are also available along this portion. Don’t let the remoteness and solitude of the property be misleading, It is only 15 minutes to Independence, Ks. Here you will find Walmart, Hotels, Restaurants, and most other necessary items!

    The sellers have multiple seasons of deer hunting history on the property and they harvested a great buck. The ability to approach the farm from the North and South gives a hunter the opportunity to play the wind. Tall cedars, gnarly hedge trees, and a plethora of oaks a scattered throughout making this habitat suitable for many stand sites. Hang on stands and ladder stands work best in this terrain. Ground blinds can also be very effective when tucked into a group of cedar trees. With a crop field on the East central boundary as well fields a little over one half of a mile to the West, Southwest, Southeast, and Northeast food will not be the limiting factor! The oaks also make an abundance of natural forage for the wildlife annually. All of the food is a good thing as this farm supports a high deer density. The South half of the farm has two ponds and Card Creek running through it. This is comprised of 50+ acres of Dennis Silt Loam. It would not be cost effective to clear this area for conventional farming, however it would be an excellent area to farm for wildlife! Small clearings in this soil type will make a novice food plotter look like a genius.

    Recreation does not stop with the deer hunting. The trail system that meanders through multiple elevation changes on the farm can be considered hiking trails or atv trails. Hiking on this farm can be an easy stroll through down the trails and roads or become advanced climbing through the sandstone outcroppings! From Card Creek on the South end to the oak flats on the North and the ridges in between, the variety of terrain is sure to keep a sunny day atv ride interesting.
