    This 89 acre property is located in the heart of Southeast Kansas deer hunting heritage. It lies on the Elk and Montgomery County line 1/2 mile South of Highway 160. It is made up of a mix of hardwood timber and fertile creek bottom soils. Flat bottom ground tillable acreage is hard to come by and rarely hits the open market. There is a variety of reasons for that. It is a top producing soil type, big bucks love to travel the creeks and rivers, and the ability to easily convert these types of farms to Waterfowl Wetlands.

    Access to the farm can come from the East or West. Both access points are deeded and factored into the total acreage calculations of this property. Creek bottoms have a tendency to be wetter than the upland or rocky farms that are found not far from here. The access from the East comes off of Highway 160 and then follows a gravel road to the beginning of the farm. There is a small gravel area that allows for a truck and trailer to pull in and unload a side by side or four wheeler when conditions are wet. When it is dry there is room to drive a truck around the edge of the timber all the way back to the food plot area in the center of the farm. Access from the West also starts from Highway 160. Turn south on Road 31 and go approximately 3/4 of a mile then there is an owned strip of land that is around 3/8 of a mile long. This is how machinery or a utv would access the South field that is nearest the Elk River. Regardless of the wind direction an appropriate approach to the farm can be had.

    Big mature timber lines both creeks that merge together on this farm. A variety of giant oak trees produce mast and drop them throughout the woods providing an additional food source for the wildlife. Considering the massive amounts of cropland lining the Northern side of the Elk River it is easy to say that food is not a limiting factor on this tract of land. The two creeks and especially Bachelor creek provide water for the critters throughout the year. Big towering old trees can make a picturesque setting for a hike, trail ride, or squirrel hunt however they tend to create a canopy that blocks out sunlight to the ground. The property management/wildlife improvement era is upon us. There are several strategies that would increase the amount of security/bedding cover on this farm and enhance the deer hunting to a new level. Hinge Cutting or logging are two tactics that would allow more sunlight to the floor of the woods and grow lower thicker cover in those portions of the farm. With the abundance of food in the area and the fertile Lanton Silty Clay soils it is possible to reduce the amount of acreage planted to crops and or food plots and diversify the offering to the wildlife.

    The clay soils will hold water and the flat topography would require minimal dirt work. Parts of this farm would convert to a wetland. As the duck flies it is 8.5 miles to Elk City Lake and that body of water is known for waterfowl production. The local Natural Resource office has several opportunities for land owner to use to establish waterfowl habitat. The WRP or Wetland Reserve Program can be applied for after two years of ownership as well as the E.Q.I.P. or quality incentives program. There are also local contractors as well as habitat management companies that can design and build marshes.

    The farm has all that is needed to harvest deer every year. Different bucks come and go throughout the season and there seems to be heavier traffic early in the deer year. The early Kansas muzzleloader season has become very popular for hunters from across the country. Velvet bucks frequent this land and the opportunity to shoot a slammer early in the year is certainly present. Adding to the security cover on this farm will enhance deer bedding and keep more animals on the property.
